Cancellations of either entire or partial reservation made 45 days or more prior to the arrival date are subject to a $125 cancellation fee. Cancellations made within 45 days of reserved arrival date forfeit the ENTIRE COST of the reservation. No refunds for a shortened stay. (See Refunds, Rules, and Disclaimers also)
We require half of the total cost of the rental stay to confirm reservation. If you choose to purchase travel insurance, (not mandatory but highly recommended to do so), that will be included in the first part of your payment. The balance is due no later than 45 days prior to arrival. If reservations are made less than 45 days till your arrival date than the total rental balance is due at time of reservation.
A $250 non-refundable fee will hold a home for the next year. This fee will be credited toward the first half of the total rental fee, which must be made by December 31st of that same year. The second half of the rental fee is due 45 days from arrival. A cancellation of any or all days, at any time, forfeits the $250 fee.
Included with every reservation is our Worry-Free Damage Protection which covers unintentional damages to the rental and or its contents that occur during your stay. The policy will pay a maximum benefit of $1,000. Any damages that exceed $1,000 will be charged to the credit card on file. If you damage the real or personal property assigned to your rental accommodation during the trip, please call us and let us know as soon as this happens. If it is something small like a glass or plate, please leave us a note so we may get those replaced before the next renter. By submitting payment for this Worry Free Damage Protection, (included in reservation total), you authorize and request Manzanita Beach Getaway to pay for unintentional damage occurred during your stay any amount payable under the terms and conditions of the Vacation Rental Damage. Animals are not covered under the damage protection, guests are financially responsible for any damage caused by pets during their stay.
We kindly ask that you put all dirty laundry in a pile by the washer and start one load of towels.  Please leave the house and kitchen tidy. Wash and put away all dishes. If there is a dishwasher, we ask that you please start it before departing. Remove all garbage to the outside cans provided. If excessive cleaning is determined to be needed by Manzanita Beach Getaway, we have the right to charge your card for the additional time it takes to clean at $45 an hour.
Our homes are fully furnished and include all linens, bath towels, dish towels, and hand towels as well as toilet paper and paper towels, dish soap, laundry soap, shower bar soap, and Kleenex. Basic cookware, utensils, coffee maker, and toaster are all provided. You will need to provide your own, toiletries, napkins, paper/picnic goods, and beach towels. (Please do not take home linens down to the beach at any time, unless designated towels are marked for “beach”)
Check-in time is 4:00 p.m. Check out is 11Â a.m. If you would like an early check-in or late check-out, we are happy to grant this if it is possible, and only granted within 24 hours of arrival or departure. The earliest check-in is 3:00 PM. The latest check out is 12:00 PM. This will only be available October-May. Please check out promptly as we must prepare the house for the next renter. You will be charged $50 every 15 minutes we must wait for you to check out.
The occupancy and parking policies are dictated by the city ordinances to control the noise and congestion of our neighborhoods as well as maintain the quality of our properties. (See your confirmation email or the house on our website for guests and parking limits). If you plan on bringing a boat with you this it will count towards the vehicle limit, and give us a call to make sure your rental allows the parking space for your boat. To maintain our rental permits we cannot allow RV’s campers, trailers or tents at the homes and the occupancy limit of each home may not be exceeded at any time. This means total occupancy includes non-occupant visitors. If you anticipate having visitors stay with you, we ask that you rent a home with a higher occupancy limit. Violation of this rule is grounds for immediate eviction and forfeiture of all rental fees.
All homes have a two-night minimum. There is a six-night minimum on reservations during July and August. Four-night minimum during the last two weeks of June. There is a three-night minimum on reservations during September, Spring Break, Memorial weekend, Labor Day, Christmas and New Year’s, and Thanksgiving. Exceptions: If a gap in the calendar allows for a shorter stay, we will allow that gap to be rented.
Some of our homes are dog-friendly and some are not. Please ask your reservation specialist to verify. Limit 2 dogs per home, unless otherwise stated in listing. No cats or any other animals are allowed. We require all dogs to be flea treated at least a week before the arrival date. Dogs are not allowed on furniture or bedding. All dog waste must be picked up before leaving the premises. If extensive cleaning inside or out, digging or destruction to the outside of the property is required because of the dogs, your card on file will be charged at costs determined by Manzanita Beach Getaway based on time and repair cost. If animals are found to have been present in a home that does not allow them, your card on file will be charged for the excessive cleaning that will need to be done, amount determined by MBG.
There will be a $75 charge on all returned checks, also any additional fees the bank charges.
We currently have no homes that allow smoking of any kind, including vaping. Smoking is not allowed in or on the property at any time. Violators of this policy will be subject to an additional cleaning fee determined by Manzanita Beach Getaway Rentals.
No refunds will be issued due to weather or mechanical failure. Changing dates of the reservation is only permitted up to 45 days before arrival. All date changes are subject to a $125 fee. If you are within 45 days of arrival, dates cannot be moved. Â We reserve the right to refuse to rent to anyone. We rent our vacation homes to adults only, over the age of 23. No teen or college parties allowed. Violators will be asked to leave immediately without refund. All prices are subject to change without notice. All of our homes are individually owned, amenities are subject to change at any time. No refunds or discounts for appliance malfunction or amenity changes.
This agreement dictates that guests or visitors of guests will not hold Manzanita Beach Getaway or any of the homeowners responsible for things such as personal injury, death or loss of property.
Rental Agreements are non-transferable to another party.
