Hemlock Heights is a beautiful custom-built home on a quiet side street in north Manzanita.
This two-story home has tall ceilings and vaulted ceilings on the upper level. Hemlock Heights has a comprehensive open floor plan, perfect for entertaining and enjoying great conversation without lacking privacy. The spacious living room and kitchen are perfect for hosting your vacation with friends and family. Designed with tasteful yet comfortable furnishings and a gas fireplace to keep you warm. The fully equipped kitchen has stainless steel appliances, custom stone countertops, and a large island with bar stools. It would be a cook's dream to host the perfect meals here.
The primary bedroom is just down the hall from the living/kitchen area. The primary bedroom is spacious, with a king-size bed, desk, and seating area. The bedroom is a quiet space to work if you have to, with a large walk-in closet to store your belongings. The spacious en-suite bathroom has beautiful solid quartz countertops and a 1-piece shower/tub combo.
Located on the entry-level are two bedrooms. The first bedroom has a unique, custom-built set of XL Full sized bunk beds. The second bedroom on this level has a luscious king bed and a large closet to store your travel luggage, including those flip-flops!

Please read the following policies and procedures carefully. You agree to the following terms upon booking, which confirms that you have read the house rules, accept responsibility and conditions, and fully understand its content. If you have any questions, please call our office or message us on the platform you booked on. Thank you!
- Changing reservation dates is only permitted up to 45 days before arrival. All date changes are subject to a $125 fee.
- If you are within 45 days of arrival, dates cannot be moved.
- No refunds for a shortened stay.
- If there is a complaint from your party, notice must be given within 24 hours of check-in.
Good Person Policy: We kindly ask that you treat this home respectfully. Please be a good neighbor, as you are staying in a town full of long-term residents. Park on our property only unless we instruct you otherwise. Please stay within the car, and the people limit we set in our prior correspondence with you.
Arrival and Departure Day: Please follow the check-in and check-out instructions on your pre-arrival that are sent via email 3 days before your stay.
Furnishings: Our homes are fully furnished and include all linens, including beach towels, toilet paper, paper towels, dish soap, laundry soap, shampoo, bar soap, kleenex, foil, saran wrap, salt, and pepper. Also included are essential cookware, utensils, a 12-cup coffee maker, coffee grinder, toaster, propane for BBQ and firepits, etc. You must provide toiletries, napkins, and paper/picnic goods. (Please do not take bath linens down to the beach.)
Check-In/Check-out:
Check-in time is 4:00pm.
Check-out time is 10:00am.
If you would like an early check-in or late check-out, we can only grant this on the day of arrival or departure based on the schedule for the house. This will only be available October-May and is subject to availability. Additional fees may apply. Please speak with your reservation specialist for details. Please check out promptly, as we must prepare the house for the next guests. Unless approved beforehand, late check-outs will be subject to a fee of $50 for every 15 minutes past check-out time.
Quiet Hours: Manzanita City Ordinance states the quiet times are from 10pm to 7am. If a call is made to MBG for a noise complaint by a neighbor, you may be subject to eviction without a refund if guests do not remedy this asap. Please be courteous to your neighbors that live in the area full-time. Please be mindful of noise outside and around hot tubs, etc. You are vacationing in a residential area, please be mindful. Thank you.
Occupant and Car Parking Limits: The city ordinances dictate the occupancy and parking policies to control noise and congestion in our neighborhoods and maintain the livability of our neighborhoods. According to our city/county permits, tents are not allowed, and any trailers, RVs, or campers must not be occupied or used while parked at the homes. The occupancy limit of each home may not be exceeded at any time. This means total occupancy includes non-occupant visitors. If you anticipate visitors dropping by, we ask you to rent a larger home. Violating this rule is grounds for immediate eviction and forfeit of all rental fees. The vehicle limit for this home is 3 and the occupancy limit is 8 persons (max 6 adults).
Pet Policies: This home does not allow pets. If evidence of pets is found in the house, you will be charged a fee to be determined by MBG based on damages or extra cleaning.
Departure Instructions: We ask that you put all dirty laundry in a pile by the washer and start at least one load before departure. (Please start with the towels). Please start the dishwasher before departing. Remove all garbage to the outside cans provided. Please follow any other departure instructions specific to the home you rented. You will find these on the picture frame located in the house.
Smoking: No homes allow smoking, including vaping or marijuana. Smoking is not allowed in or on the property at any time. If any smoking has happened on the property, a claim will be filed, and MBG will determine the cost based on cleaning charges.
Minimum Stay: All homes have a two-night minimum with a few exceptions. A six-night minimum on reservations during July and August. Four-night minimum during the last two weeks of June. There is a three-night reservation minimum for Memorial weekend, Labor Day, Thanksgiving, Christmas, and New Year. Gaps in between stays can be reserved with approval by MBG staff. Date availability can change at any time.
Refunds, Rules, and Disclaimers: No refunds will be issued due to weather, off-premise noise caused by construction near the home, or mechanical failure. We rent our vacation homes to adults only over the age of 23. No parties are allowed. Violators will be asked to leave immediately without a refund. All prices on unconfirmed reservations are subject to change without notice. Our homes are individually owned, and amenities are subject to change at any time—no refunds or discounts for appliance malfunction or amenity changes.
Liability: This agreement dictates that guests or visitors of guests will not hold Manzanita Beach Getaway or any of the homeowners responsible for things such as Personal injury, death, or loss of property.
Transfer: Rental reservations are non-transferable to another party.
Hot Tub:
Bathing Times are from 8am to 10pm only.
Always shower before entering the spa. All lotions, perfume, shampoos, etc., must be rinsed off the body.
Children/Adults must use the bathroom before entering the spa.
Children are not to be left unattended, ever.
No Sunscreen, lotions, oils, bubbles, hair products, food, or gum (these cause foaming in the spa).
No Smoking or drinking alcohol in the hot tub.
No jumping or diving into the water.
No Pets allowed
No toys, water wings are ok.
No sand. It will damage the filter system, nothing from the beach!
No Ocean swimsuits, as they are full of sand and salt.
Use the spa for 15 minutes, then cool off before re-entry.
Prolonged use of the spa may result in skin irritation. Best to shower after hot tub use.
People with cuts or external infections should not use the spa.
Do not sit, stand or lie down on the Spa Cover.
Enjoy the spa at your own Health Risk. MBG takes no responsibility.
If the spa is found to be excessively dirty upon your departure, a dump and cleaning fee will be charged $150.00.
If the spa, spa cover, locks, straps, or lift is damaged during your stay, you will be responsible for paying to replace these items.
Charges may apply if buttons are pushed excessively, and we must reset the spa. ONLY push lights & zone jets. Adjusting the temperature is fine, but please return it to the 102-degree setting before departing.
